Anne’s Utah Airbnb

For this video, we heard from Anne, who owns a beautiful Airbnb in Utah. Anne shared,

"I need help with my living room. I know it needs something, I just don't know what."

While her occupancy is high, she feels her ADR (average daily rate) has room for improvement. In today’s competitive short-term rental market, even the most stunning properties can benefit from a little extra magic.

Our Assessment

Current Issues:

  • The space feels flat, with too many white walls, and a lack of texture/ dimension.
  • While the greenery is a nice touch, we recommend focusing on a single statement plant.
  • The view serves as a natural focal point, but the room lacks variety and depth.

 

Suggestions:

A feature wall, new seating, a statement rug, curtains, and bold lighting would completely transform this space and bring it to life!

Our Recommendations

1. Feature Wall

A statement feature wall is key, especially with the high ceilings in this property. The all-white walls need color and texture. We recommend Benjamin Moore Audubon Russet to add warmth and tie into the natural Utah vibe.

2. Seating

At Pink Wall Designs, we avoid matching furniture sets. Instead, we recommend:

  • A rich green sectional that’s both comfortable and spacious.
  • Accent chairs in complementary tones, paired with stylish throw pillows.

3. Lighting

A statement light fixture can completely elevate the space. We selected a bold piece that serves as a striking focal point.

4. Curtains

Opt for floor-to-ceiling curtains to enhance the room’s height and create a polished, cohesive look.

5. Greenery

While real plants add a personal touch, faux greenery is easier to maintain for short-term rental hosts. We recommend a faux olive tree that complements the desert vibe of Utah and brings life to the space.

6. Rug and Coffee Table

Avoid rugs that match the floor color. Instead, we selected a textured white rug to create contrast and define the seating area.
