In this video, we’re in Mosquite, Nevada, taking a close look at the backyard of Thomas’s property. While it’s already a great listing, Thomas reached out with the goal of taking his backyard to the next level. With an average daily rate (ADR) of $500 and an occupancy rate of 60%, there’s definitely room for improvement, especially in the backyard area, which has the potential to be the standout feature of his home.

Let’s dive into our design recommendations to help elevate this listing, attract more guests, and boost those numbers!

 

1. Make the Backyard a Showstopper

This property’s backyard already includes a pool, hot tub, and various games—ammenities that guests love! The space is definitely a draw for families and groups, but to make it truly shine, we recommend focusing on a few specific enhancements:

 

Add a Bold, Eye-Catching Mural

One of the standout features of the backyard is a large wall that could be transformed into a statement piece with a bold mural. We’ve imagined a race car checkered mural—something bold and unique, creating a fun juxtaposition to the tropical and nature-inspired elements that are already present. The mural would also provide the perfect photo opportunity for guests to capture their memories outside. Paired with some stylish succulents and uplighting, the mural is sure to make the backyard feel even more special.

Bonus Tip: Invest in Better Photography

A strong visual presence online can make or break an Airbnb listing. The current listing could use more photos of the exterior. Show potential guests the unique experience that your backyard offers. We recommend getting new, professional photos that highlight the pool, mural, and other outdoor spaces in the best light following this design revamp.

 

2. Add Color and Personality in Every Corner

Thomas’s interior design is functional, but it lacks personality. The bedrooms feel a bit sparse with just the basics, like a bed, but adding color and unique design elements would go a long way in creating a more inviting and memorable space.

While the backyard has a lot of great features, we noticed there’s no outdoor kitchen or grill, which is a major draw for guests staying at properties like this. Adding a grill island is an easy way to create an outdoor kitchen area that feels both functional and stylish.

This piece, available from Wayfair, doesn’t require any complicated installation—it’s ready to use right out of the box. Adding this simple addition will make the space even more appealing to guests who want to enjoy a barbecue while spending time outside.

Upgrade the Dining Area

We also noticed that the existing outdoor dining table looks a bit dated. Opt for a new, modern dining set with comfortable seating for your full occupancy. Add an outdoor rug to bring in color and tie the space together.

 

4. Cozy Up the Conversation Area

Guests love comfortable seating areas to relax and chat with friends. We recommend replacing the current seating with a conversational set in an L-shape. This will create a cozy and functional space for guests to relax and socialize. Again, an outdoor rug will bring in color and define the area, making it more inviting.

 

5. Add Some Finishing Touches

Small details like clean, modern shutters on the windows can elevate the exterior. Currently, the windows of this Airbnb look a bit dingy from the outside. Adding shutters will give the whole space a more cohesive and polished look.

Also, don’t forget about exterior lighting! Cylindrical lights with a plant on top create a chic glow, perfect for adding ambiance both day and night.

 

6. Don’t Forget the String Lights and Fire Pit

String lights are always a crowd-pleaser, and Thomas already has some in his backyard. Keep those! The fire pit area also adds a cozy and fun vibe, but consider updating the throw pillows to bring in more color and make the space feel fresher.
